How this estimator works

The widget applies three separate formulas. First, the representative fee band: a floor of €1,200 for sales below €250,000, then a sliding effective rate from 0.55 percent at €400,000 down to 0.45 percent at €2M, with a 15 percent premium when residence is on the French non-cooperative list because of the extra due diligence those files require. Second, the taxable gain: sale price minus acquisition price minus documented works, with the 7.5 percent notional works allowance applied after five years when no invoices are supplied. Third, the tax itself: the standard 19 percent non-resident CGT with the statutory income-tax taper between years 6 and 21 granting full exemption at year 22, plus social charges at either 7.5 percent (EU/EEA/CH and UK residents affiliated to their home social system) or 17.2 percent (everyone else), with the separate taper that lands full exemption at year 30.

What this estimator does not do

It does not handle SCI share sales (slightly different cost basis for depreciable assets), inheritance cases, principal-residence exemptions for former residents, or VAT representation fees (which follow a different logic built around annual turnover rather than a single transaction). A worked example

A US couple sells a Riviera apartment for €600,000, bought in 2011 for €380,000, with €30,000 of documented works. They plug in 14 years of holding. The estimator returns: representative fee band €2,600 to €3,400, taxable gain after taper around €145,000, income-tax CGT about €27,500, social charges at 17.2 percent about €24,900, net proceeds after fees and tax around €543,000. The figures are rounded to the nearest hundred. Your actual invoices will vary, but you now know the order of magnitude before calling a firm, which is the whole point.
